Job DescriptionThe University of Maryland, Baltimore (UMB) is seeking a qualified maintenance professional to join the HVAC Ship in the Department of Operations & Maintenance. The position will be filled at the level of Maintenance Aide I, Maintenance Aide II, or Maintenance Mechanic, based on the selected candidate's qualifications and experience. The incumbent of this position will support the HVAC shop in performing preventive maintenance and other duties across campus. Experience and/or education in HVAC trade is preferred.

PRIMARY DUTIES
MT Maintenance Aide I :
1. Functions as an unskilled helper to maintenance mechanics, trades personnel, and/or stationary engineers in performing maintenance and repair work.
2. Inspects building components and equipment according to prescribed schedules and instructions.
3. Assists in preparing interior and exterior walls, ceilings, floors, and other building surfaces by washing, brushing, sanding, and scraping; assists in applying paint, varnishes, stains, water-proofing agents and other protectives.
4. Performs simple repairs and maintenance such as changing filters and light bulbs, cleaning sewer lines and traps, oiling and lubricating equipment, or cleaning maintenance and construction work areas.
5. Assists in maintaining grounds, roads and walkways. Patches or caulks cracks in walkways, road surfaces, or interior or exterior building surfaces.
6. Performs snow and ice removal from assigned areas using hand and power snow removal equipment. Spreads salt, sand, and de-icers to prevent slipping.
7. Completes simple reports reflecting status of assigned maintenance projects.
8. Operates and maintains tools and equipment. Cleans work area upon completion of project.
MT Maintenance Aide II :
1. Performs minor repairs and maintenance in trade where assigned. Performs routine preventive maintenance according to established schedules and instructions.
2. Assists maintenance mechanics and journey level trades personnel with assigned projects and work orders.
3. Inspects and repairs standard machinery and mechanical equipment using simple hand and power tools and precision-measuring and testing instruments.
4. Completes routine reports reflecting the status of assigned maintenance projects.
5. Operates and maintains tools and equipment of the trade where assigned. Cleans work area upon completion of assignments.
6. Performs removal of snow and ice from assigned areas using hand and power snow removal equipment. Spreads salt, sand, and de-icers to prevent slipping.
MT Maintenance Mechanic :
1. Conducts scheduled and unscheduled inspections of buildings and equipment. Performs required routine preventive maintenance and repair activities.
2. Performs routine and emergency repairs including correcting minor electrical malfunctions, repairing basic plumbing fixtures, pipes and fittings, repairing and replacing light fixtures, repairing doors and locks, changing filters, belts, and hoses.
3. Assists in the preparation of various building components and systems for trades units and/or contractors; disassembles and installs equipment and fixtures.
4. Repairs equipment such as power tools, vacuum cleaners, buffers, fans, washing machines and dryers. Performs minor repairs to air conditioning units and motors.
5. Assists journey level trades personnel in skilled maintenance and repair work; assists in new construction and renovation work.
6. Provides guidance and instruction to maintenance assistants. May have lead responsibility for special projects.
7. Performs minor repairs to grounds construction such as roadways, walkways, bridges; to interior and exterior walls, ceilings, floors, and other building surfaces.
8. Operates and ensures operational readiness and safety of tools, equipment, and building components. Cleans work area upon completion of project.
9. Performs unskilled work as assigned.

MINIMUM QUALIFICATIONS
MT Maintenance Aide I :
Education: none
Experience: One year related work experience.
Other: Except for qualifications established by law, additional related experience and formal education in which one has gained the knowledge, skills, and abilities required for full performance of the work of the job class may be substituted for the education or experience requirement on a year-for-year basis with 30 college credits being equivalent to one year of experience.
REQUIRED KNOWLEDGE/SKILLS/ABILITIES:
Elementary knowledge of building construction or maintenance and repair practices; of related safety practices and procedures. Elementary knowledge of basic tools and equipment used in maintence and repair work. Ability to follow oral and written instructions; to complete simple logs and work order forms; to make simple adjustments,repairs and replacements to building fixtures and mechanical equipment; to work in, on, around, over and under fixed equipment or machinery; to work at heights up to 35 feet; to manipulate heavy equipment, tools, supplies and/or exert force up to 70 lbs.; toconcurrently manipulate multiple controls on machinery and equipment; to work in hazardous or irritating environments, confined spaces and adverse weather or temperature conditions; to wear and work in personal protective equipment.

A non-commercial Class C or equivalent driver's license valid in the State of Maryland may be required. Candidates selected for employment may be required to be trained to work with asbestos.

Education: none
Experience: Two years related work experience in the trade where assigned.
Other: Except for qualifications established by law, additional related experience and formal education in which one has gained the knowledge, skills, and abilities required for full performance of the work of the job class may be substituted for the education or experience requirement on a year-for-year basis with 30 college credits being equivalent to one year of experience.

General knowledge of a variety of building construction or maintenance and repair practices and techniques used in the trade areas where assigned; of safety practices and procedures related to the assigned trade areas. Working knowledge and skill in the use of tools and equipment of the trade. Ability to understand and follow oral and written instructions; to communicate effectively; to complete logs, work order forms and prepare reports; to make adjustments, repairs and replacements to building fixtures and mechanical equipment; to work in, on, around, over and under fixed equipment or machinery; to work at heights up to 35 feet; to manipulate heavy equipment, tools, supplies and/or exert force up to 70 lbs.; to concurrently manipulate multiple controls on machinery and equipment; to work in hazardous or irritating environments, confined spaces and adverse weather or temperature conditions; to wear and work in personal protective equipment.

Based on the duties of this position, selected candidates are eligible to participate in the Bargaining Unit (Union).
Salary Range:
Maintenance Aide I: $42,000 - $48,000 per year
Maintenance Aide II: $45,000 - $50,000 per year
Maintenance Mechanic: $49,000 - $54,000 per year
Note: New hires will receive a 2.5% adjustment to their base salary upon successful completion of 6-month probationary period.
